Canada is moving to protect thousands of affordable rental homes as housing affordability remains a major challenge for communities across the country.
On September 22, 2026, the Government of Canada announced the launch of the Canada Rental Protection Fund, a C$1.5 billion federal initiative designed to preserve existing affordable rental housing and strengthen Canada's community housing sector.
PROTECTING EXISTING AFFORDABLE HOMES
The program focuses on an important part of Canada's housing challenge: protecting affordable homes that already exist.
Rather than concentrating solely on constructing new housing, the Canada Rental Protection Fund will help community housing providers acquire, preserve and renew existing rental properties that may otherwise be at risk of losing their affordability.
The federal government says preserving these properties can help Canadians remain in the communities where they live while strengthening the country's long-term stock of affordable housing.
POTENTIAL TO PROTECT 7,000 HOMES
Following an open application process, the Canadian Housing Acquisition Fund has been selected to deploy investments from the C$1.5 billion federal fund.
According to the Government of Canada, the initiative has the potential to protect approximately 7,000 at-risk rental homes during its first five years, subject to market conditions and available acquisition opportunities.
The structure is designed as a revolving source of capital.
As funds are repaid, they can be reinvested into additional housing acquisitions, potentially allowing the program to protect more homes over time.
PUBLIC AND PRIVATE CAPITAL
The Canadian Housing Acquisition Fund is also expected to attract additional financing from charitable organizations, private investors and other levels of government.
This approach is intended to expand the impact of the initial federal investment and build a sustainable financing model for Canada's community housing sector.
Community housing organizations will be able to use the program to acquire and renew existing rental properties while maintaining their affordability over the long term.
HOUSING AFFORDABILITY AS A NATIONAL CHALLENGE
Canada has experienced significant housing pressures in recent years as population growth, housing supply constraints and rising costs have increased pressure on renters and prospective homeowners.
The federal government is pursuing several approaches to the housing challenge, including construction of new homes and preservation of existing affordable properties.
The Canada Rental Protection Fund is intended to complement those supply-focused programs by preventing affordable rental housing from disappearing from the market.
BUILDING LONG-TERM COMMUNITY HOUSING
The initiative is being overseen by Build Canada Homes, the federal Crown corporation focused on increasing the supply of affordable housing.
The Canadian Housing Acquisition Fund brings together organizations with experience in community, co-operative and Indigenous housing.
Its founding members include the Canadian Housing Renewal Association, National Indigenous Collaborative Housing Inc., Co-operative Housing Federation of Canada and the BC Rental Protection Fund.
By combining federal investment with community-based housing organizations, Canada is seeking to establish a system in which affordable rental properties can remain part of the community housing sector for the long term.
FROM BUILDING HOMES TO PROTECTING HOMES
Canada's latest housing initiative reflects a broader strategy that recognizes two sides of the affordability challenge: building more homes and protecting affordable homes that already exist.
The effectiveness of the new fund will ultimately depend on market conditions, property acquisition opportunities and implementation across Canadian communities.
